Reclaimed Factory Loft

Located in Denver’s historic LoDo neighborhood, the Reclaimed Factory Loft exemplifies adaptive reuse at its finest. Originally built in 1909 as a candy factory, the building was converted into residential lofts in the early 1990s. This unit, once a single open space with a sleeping loft and limited privacy, was reimagined to meet the specific needs of its homeowners - two brothers seeking a functional, private, and comfortable home.

Helios Design Group reconfigured the floor plan to create two bedrooms with ensuite baths, a dedicated workspace, guest accommodations, and enhanced privacy. Because both clients work from home, sound isolation was a critical priority; HDG employed a high-performance wall assembly to reduce noise transmission and ensure focus and comfort.

The design celebrates the industrial heritage of the building, incorporating steel factory-style windows along with exposed brick, rough-hewn columns, concrete floors, and massive joists.

The project presented unique challenges due to the age of the building and multi-family configuration. HDG worked closely with Elite Custom Builders to address these technical and construction complexities, resulting in thoughtfully designed spaces that function beautifully for the clients’ expressed needs.

In the end, the Reclaimed Factory Loft balances industrial character with modern living within Denver’s oldest neighborhood.
